Property Guardians are a truly innovative and cost-effective way to reduce the risks associated with your vacant and void property.

Property Guardians is a living arrangement by which working professionals occupy your vacant building. This helps to keep it safe and secure from intruders, keep the site well maintained and reduces high security costs such as security guards or CCTV.

By having your property in use and occupied, the risks of arson attacks, vandalism, squatting and metal thefts are greatly reduced, or removed entirely. This gives you piece of mind to focus on your building’s future.

Our Property Guardians are all fully vetted, fully referenced and only placed into your building after a rigorous selection process. Property Guardians pay a monthly License fee which is capped below market rental prices.

All our Guardian buildings have a free, no obligation risk assessment and inspection carried out before any Guardians are placed. Any temporary facilities such as showers, water boilers, white goods etc can be arranged by us and certified before our Guardians move in.

Our Property Guardian process is clear and straightforward. It doesn’t create any tenure or tenancy rights to the Guardians, giving you flexibility when deciding your buildings future. When you need the building back, all you need to do is give 28 days’ notice and the property will be handed back with vacant possession.

Property Guardians can work for almost any building, from pubs to care homes, office blocks to churches, as well as residential sites – no job is too big or too small!

Guardians have been used as property security for over twenty years in the UK. However, the approach from many Guardian companies with regards to Guardian safety, property security and compliance with fire regulations, to HMO standards and insurance requirements has been questionable.

SEG Asset Management believes that we should respect the people who choose to become our Guardians. To us, this means providing them with a safe and secure environment to live in during the period of their Guardianship. We cap their licence fee payments to a fair and reasonable level, between 50% and 60% of the local area room costs.

By treating our Guardians in this way, we find that the mutual respect created benefits both us and our clients. Our job of managing vacant properties becomes easier, and our Guardians are more involved in ensuring our clients sites are not only protected, but well looked after.

Our Guardian service fully complies with all current electrical, environmental and health and safety legislation.
